220 Old Littleton Rd in Harvard is the home of my dreams. [Update: Sold $26,000 over asking]
I’ve been keeping my sight on Harvard of late.
Harvard, the town dwarfed by the college namesake. Not Harvard.
Never really took notice of it before despite the fact that it’s an adjacent town to Boxborough… admittedly, because it’s in a different county (Worcester).
But hey, I’ve since educated myself about the town and the first thing that I discovered about it is that its public schools are excellent!
Bromfield High is the high school to watch out for, as heard through the Asian grapevine. I’m not a parent yet so I may not know the details of how our public schools are doing, but word from my Asian community about schools and results? 100% reliable.
So yes, Harvard’s on my radar.
It’s a town that is very similar to Boxborough in terms of housing density - spaced out nicely on 1 acre lots.
Interestingly, many of its homes are of a contemporary design, which is rather similar to what is typically seen in the town of Carlisle. And these homes are well-designed. Not jarringly obvious unlike some newer homes in Lexington that try to mimic the Californian contemporary vibe. Harvard’s contemporary homes have a nice blend of modern meets rustic charm. :)
I have enjoyed looking at listings, but nothing has stolen my heart until this one came along last evening.

I love the ceiling backlights.
I love the carefully chosen piece of granite countertop is the perfect harmony to this modern meets rustic charm.
And for the first time ever, I’m blown away by the bathroom instead of the kitchen.
Slanted beams and windows that remind me of Harvard’s Department of Architecture’s Gund Hall.

I love the marketing that Ann Cohen Team did for this property.
While for the large part the house sells itself, I thought the photographer has aptly captured the essence of such a home - the framing of each picture, the contrast given to the images… the drone footage that showcases the remarkable garden. The video isn’t a static footage of the house but rather curated content that exemplifies the thought and care that the owners have put in their home.
The only misstep that I noticed is the accidental capture of (presumably) the owner’s head in the cover image of the property. What can I say… I’m an odd bird that notices things like that. I’m atypically quick in spotting images in brainteaser photos.
Still, overall, fab listing!
Marketing aside, I also think that it’s been listed for the right price of $999,000. It’s the right portion of Old Littleton Road that commands that kind of price per sqf, much like its neighbors:
