service areas

Shaded areas are towns that I cover. Wanna work with me but looking at an area outside of my usual scope? Hit me up! I’m not rigid, you know. I’ve sold in Salem, Townsend, Framingham and East Boston too!

I may live in Littleton, but as a result of working with a diverse group of clients - from city-working young adults to older couples looking to downsize and retire - I do go places! A 45 mins’ drive from home to wherever I need to be is no problem at all. In fact, I quite enjoy the commute as that means I get personal time to catch up on my favorite podcast episodes.

Whether you are a homeowner selling a home or a buyer looking for one, I promise to look out for your best interest and treat your needs as my own. I’m not showing up just to get a listing; I’m present to get to know you and your house, then articulate your story. I shall not compel you to buy a house; but I shall share my knowledge and guide you into making your own decision.

Investing? Just my cup of tea. I’ll help you with your due diligence, talk to the town, scour the neighborhood and run numbers.

6 Reasons

All about representation

Commitment to personal showings

It’s all about leaning on an experienced eye. Work with an agent who has seen hundreds of homes in various conditions and you’ll get a professional’s opinion on whether or not a property fits your financial and lifestyle goals. My commitment as Buyer’s Agent is in-person attendance at viewings. You’ll never wander aimlessly at an open house.

As Seller’s Agent, I know that buying a home is about envisioning a life in it. Properties don’t sell themselves; being there enables me to articulate a vision and possibilities for the property. I take time to get to know all potential buyers so that I could in turn could advise my client in selecting the best offer.

Data-Driven Insights and Conversions

Selling a house and getting the best and highest offer is more than sticking a For Sale sign on the yard and entering the property’s details into the Multiple Listing Service database.

It’s about conversions. It’s a numbers game- more viewers convert to more open house attendees; attendees convert to offers. Get more offers and you’ll get to pick the strongest buyer with the best offer.

This website gets 48,000+ views. I can quantify exposure and drive viewership to homes.

In the business

Many can hold a real estate license, but few assess properties every day. My relationship with investors puts me in a position where I have knowledge across a spectrum of real estate topics, from developing raw land to home remodeling and town laws for developing affordable homes. I look at deals, everyday.

I’m a tech-savvy millennial

Millennials have surpassed the Baby Boomers as the largest demographic in the US and they are in prime purchasing years. They make data-driven decisions. They want their purchase to be a solid investment. They want a home layout that blends their work-life balance and a house that is move-in ready and suits their taste. They care for the environment and value efficiency.

Who better to understand their needs and position your home for purchase than another Millennial?

Attitude for Real Estate

We’re dealing with a lot of money here, but rule number 1 is Don’t Panic. As a former high-level athlete in a combat sport, I’ve been placed in high stress situations and honed an aptitude for dealing with them. Don’t panic, because you need to think with a clear mind. Don’t panic, because you will give up your position. Remain calm, but anticipate the worst, and manage the risk.

Ask for help. Be on the ball. Be loyal.

Unrelenting work ethic, with integrity.

I was raised in a lower middle class family; in this backdrop I understand the value of money, and that time, is also money. I don’t take things for granted. I am doing this to succeed, and if that means that I have to go the extra mile to help both my clients and I succeed, then yes I’m committed to doing that!

My working hours? My waking hours.

Reviews

From joan’s Clients

Joan helped me with the purchase of my first home, and was wonderful in guiding me through the process. She is professional and knowledgeable, and makes it her goal to educate me and ensure that I understand how things work and the context around the entire process.
I started off my house hunting with zero experience with what to look out for. I did not even have a firm idea of what kind of home or geographic area I wanted to buy in. Joan was very encouraging to explore various communities to help me develop a better sense of what I really want, and we spent a lot of time viewing homes near and far, before finally narrowing it down to my eventual purchase. Throughout, while she was realistic about the cutthroat nature of the real estate market, she was still respectful and I never once felt pressured to purchase fast or above my budget.
This is what I appreciate about Joan, which is her integrity and empathy. It is important to her that I find the right home, which I did, ultimately. She also shared in my excitement, joy, and at times, frustration, as a first time buyer. Among other acts of kindness, for my own lack of artistic sense, Joan helped me pick interior finishing color palettes for my new home (she has better design sense than I do), turning a challenging task into a fun outing. I feel she deeply cares for the interests of her clients, understands their needs, and strives to help them with her knowledge and skills.

Have you ever put off doing something - not because you don’t want to do it but because you’re worried you won’t do it justice? That’s how I feel about reviewing Joan. I’ve dealt with 3 realtors in my life, and Joan is at the top. But she’s so far at the top, the other two rank at 467895 in comparison. Why? Joan is your realtor and best friend, she’s a confidante and a shark. She goes above and beyond and does each action with careful thought and dedication. She has a great gauge of the market at all times and knows exactly what is required in your offer to have success. She made sure to think of things that I would NEVER have thought to ask. Being an out of town buyer, Joan would go above and beyond, setting aside large blocks of her schedule to fit in as many listings as possible, and she did so with unwavering patience and excitement. I’m excited to have bought a house, but I’m also excited because now I have a Joan who promises to come help hang Christmas lights! I was lucky enough to be referred to Joan by a friend of a friend, and I hope that I can be that friend for you. Take the leap and choose Joan Bissdorf for your realtor. You will not regret it.

Joan is an excellent agent! She helped us with our first home purchase. She is on top of communication and organized. She was very helpful and patient in addressing the million questions we had as first time home buyers. Very happy with her. She is very nice, kind and conscientious while being professional which is a very rare combination to have. I would highly recommend Joan. Please do yourself this favor! Joan has contacts for everything you will need, loan officer(s), closing attorney, cleaning services, you name it. All her contacts were super nice and great to work with as well.

I worked with Joan selling my first house and would 10 out of 10 do it again without question. The first time she came to my property, that basically needed to be fully renovated inside and out at the time, she took it on head first and knew exactly what did and did not need to be done. Joan made a plan, hired contractors and always made sure everything got done on time and correctly, or she would take photos and make sure they came back! A lot of times since I was busy she would pay them up front and I would pay her back. It took 3 different buyers and contacts, through no fault of our own, to sell the property and Joan gave 100% each time. She missed no steps and was always on top of me and the buyers agents to get done what was needed. I could go on and on but the bottom line is she went above and beyond expectations to make sure I got the most for the house as possible. Now I’ve moved to a different state and she’s introduced me to an awesome realtor down the road from me to help purchase my best home! Not only did I sell my house and have a great experience, but I feel I’ve made a great friend as well.

Joan is an amazing agent! When we decided shop around for our next home, we were going to open houses without any specific plans and during one of these open houses, we met with Joan (who was representing the seller) and she went far and beyond to answer all of our questions. Following up on this, she reached out to us, set up a Zoom meeting, and explained us all the details and complications of buying a house in Massachusetts (as we have been new to the area and to the crazy post-pandemic housing market). So without any hesitation, we wanted her to be our agent as we ventured into the house market. Throughout the process, Joan was always responsive (to our random questions), was flexible (to work around our busy schedules), and very open about her honest opinions about the places we went to see. She made it easy for us to narrow down options in a very limited area and helped us take our best chances with the price range we had in mind. Within just two months, thanks to her advices and recommendations, we were able to land a condo that was perfect for our family of three. From finding a good lender and putting together an offer to arranging contractors for small improvements to the house, she was always there and made this (often stressful) process very smooth for us. We highly recommend her -- she is awesome!

As first-time home buyers, there was a lot that we did not know about the home buying process. Lucky for us, Joan was there to guide us every step of the way. She took the time to understand our preferences based on listings we would flag and over time, was spot on in the listings she highlighted for us to take a look at. At open houses, she would point out many things that we didn't think about (e.g. potential asbestos, lack of sump pump close to wetland areas). Helping us to craft our bid holistically, not just focused on the offer price, which helped us secure our dream home, likely without being the highest bid. All the way through to sharing contacts for contractors, trash removal, fencing, etc after we had completed the sale. Joan is a superstar realtor who cares deeply about her clients, and we would recommend her without any hesitation!

Joan successfully helped me buy a condo in Allston below listing price. Once she learnt that I was interested in buying a condo in Allston/Brighton area, she did an extensive study of all the units meeting my requirements in the market and sent me the list along with her thorough analysis of each unit in terms of where their prices are compared to similar units sold in the recent months and expected ROI in today's market. After that, Joan arranged showings with listing agents of all the units that I was interested and we saw all of them with just one trip. Unfortunately, the unit that I would like to buy was also the unit that another friend of mine is interested in buying. Upon learning that, Joan somehow was able to talk to the seller's agent and had the seller agreed to sell me a similar unit that he did not even list in the market yet. At the end, because of Joan's excellent communication and negotiation skills, not only did I buy a unit that was not even in the market, I also got it at a much lower than the market price. After my offer was accepted, Joan was also on top of helping me being on track of getting mortgage and sending all the proper documents to the attorney. She reviewed the P&S and spotted a couple of clerical errors that might create problems later. At the close, even my attorney praised that I had a really good realtor. I will not hesitate asking her to be my realtor again when I am ready to shop for another property.

Joan is absolutely wonderful to work with. It’s like having a family on the “inside” that is working for you. She is very knowledgeable and did extensive research about the area, neighborhood, town, plot, house etc. She is very detailed oriented and really good at estimating price for offers and negotiations. She is not rushing you to buy house, she is also making sure you are getting the best deal on the house you like. She literally worked days and nights for me, I noticed her doing research and sending email at midnight. She made buying a house an excellent experience, she is awesome people person and has good relation with everyone you need, from lender to attorney to contractor. In this competitive market where there are many offers for a house, I honestly don’t think my offer would have been accepted without her. All the credit goes to Joan for helping me to make this purchase. We enjoyed working with Joan would 100% recommend her.
